Why would a listing saying “cash or 1031 exchange only”? This often is based on the condition of a property or the status of the foundation. A permanent foundation is a big deal and even homes on a permanent foundation that have been moved from their original foundation also pose issues when it comes to lending. As far as tiny homes they are typically on wheels and have an axle and are not considered “real property” and therefore traditional home loans will not be a means for financing them. #re
